What you actually hand in
Two documents do almost all the work on the property route. Everything else is administrative. Understanding which is which tells you where to spend your attention.

The two that matter
1. Certificado de Tradición y Libertad
The property's title certificate, issued by the Oficina de Registro de Instrumentos Públicos. Cancillería's own guidance is specific: the certificate must show title held exclusively in the name of the foreign applicant, at a value of at least 350 SMMLV as of the date the application is presented.
Read that twice. Exclusively means a property held jointly with a spouse, a partner, or a Colombian company does not straightforwardly satisfy this. And as of the date presented means the threshold is measured when you file, against the current year's minimum wage.
The under-declaration trap. It is common practice in Colombia to declare a deed value below the true purchase price to reduce transfer taxes. If your escritura says COP 459,612,562 on a property you paid COP 674,098,425 for, your visa file shows a property below threshold. You cannot retroactively fix this without re-doing the deed and paying what you avoided, plus penalties. Saving a few million pesos here can cost you the visa entirely.
2. Foreign investment registration — Banco de la República
You need documentation from the Banco de la República's Departamento de Cambios Internacionales showing the direct foreign investment in real estate is registered in your name, for an amount not below the threshold. In practice this comes from extracts obtained through the Sistema de Información Cambiaria, and the underlying filing is the exchange declaration commonly called Formulario 4.
This is created at the moment your money enters Colombia. If funds arrive outside the canal cambiario — carried in, sent through a friend's account, converted informally — there is no registration to produce, and the file fails. There is no fixing this after the fact.

The rest of the file
- Passport valid at least six months beyond the intended stay, with the biographical page copied clearly — full name, date of birth, nationality, passport number, expiry
- Recent passport-style photograph, white background, 3×4 cm
- Copy of the escritura pública evidencing the purchase
- Motivation letter setting out the investment and your intent
- Health insurance valid in Colombia for the full period of stay, with all-risk and repatriation coverage
- Proof of payment of the study fee
On insurance: a Colombian EPS policy is generally not accepted as meeting the all-risk plus repatriation standard the M visas require, even though it can satisfy some V-visa purposes. Don't assume your local enrollment covers this requirement.
Documents from outside Colombia
Foreign-issued documents typically need an apostille from the issuing country and an official translation into Spanish by a certified translator. Budget both time and money for this — apostilles are the step that most reliably delays filings, and they cannot be rushed from Colombia.
Names have to match. All of them.
The single most common source of delay is a name mismatch: the passport says one thing, the escritura another, the BanRep registration a third. Middle names, maternal surnames, hyphenation, accents. Before anything is signed or wired, decide the exact form of your name and use it identically on every document in the chain.
