The order of operations
Most of what goes wrong with this visa goes wrong before anyone opens the application portal. The sequence is not flexible, and several steps cannot be repaired retroactively.

The one-sentence version: money must enter Colombia through the formal exchange system and be registered as foreign investment in your name, the property must be deeded and registered in your name at a value above threshold, and only then can you file.
Decide the structure before you move any money
Personal name or company? Sole or joint with a spouse? For the property visa route, Cancillería wants title exclusively in the applicant's name — which means structures that make sense for tax or liability reasons can quietly disqualify you. Settle this first, with counsel, because unwinding it later means a new deed and new taxes.
Send funds through the canal cambiario
Money must arrive through Colombia's formal exchange channel, into a Colombian financial institution, accompanied by the exchange declaration that creates your foreign-investment record. The sender's name has to match the eventual owner's name. Informal transfers, cash, and third-party sends all produce a property you own and a visa you cannot prove you qualify for.
Confirm the foreign-investment registration exists
Don't assume the bank filed it correctly. Verify you can pull the registration extract from the Banco de la República showing the investment against your name and the property. Find the error now, not four months later.
Complete the purchase and register the deed
Escritura signed at the notaría, then registered at the Oficina de Registro so the certificado de tradición reflects you as owner. The declared value on the deed is the value that counts — not what you actually paid.
Pull a fresh certificado de tradición
Recently issued, showing your ownership and a value clearing the current-year threshold. Certificates go stale; an old one is a routine cause of additional requirements.
File the application
Online through Cancillería's portal, or in person at a Colombian consulate abroad. You pay the study fee at submission — roughly US$52–55, non-refundable whether or not you are approved.
Respond to any requerimiento fast
Additional-information requests are common and time-limited. Inconsistencies in dates, names, or amounts are the usual triggers.
Pay the issuance fee on approval
Charged only if approved — roughly US$230–270 for M-category visas. Processing commonly runs 5–30 calendar days once the file is in study. The visa arrives as a PDF.
Register with Migración Colombia and get your cédula
Register within 15 days of arrival or issuance and obtain your cédula de extranjería. Reference cost around COP 280,000. Missing the registration window carries fines.

After you have it
The M – Inversionista visa runs up to three years and is renewable. Two conditions matter more than people expect:
- Absence. The visa is cancelled if you are outside Colombia for more than 180 continuous days. This is a real trap for investors who buy and then don't move.
- Threshold drift. At renewal you are measured against the SMMLV then in force. A property that cleared 350 SMMLV comfortably in one year can fall short after a large minimum-wage increase — which is precisely what happened to people renewing in 2026.
Time held on this visa counts toward the Resident (R) visa after five continuous years. The former instant permanent-residency route for investors — what people still call the golden visa — was eliminated under Resolución 5477.
