How much do I need to invest for Colombia's property investor visa in 2026?

350 SMMLV, which is COP 612,816,750 at the 2026 minimum wage of COP 1,750,905. At the TRM of 3,157.43 on 10 August 2026, that's approximately US$194,087. The peso figure is the legal requirement; the dollar figure moves daily with the exchange rate.

Why do other sites say $155,000 when you say US$194,087?

Because they're using an older exchange rate, typically around 3,800 COP per dollar. The peso has strengthened considerably. The peso threshold hasn't changed — what changed is how many dollars it takes to reach it. Published English-language figures currently range from US$153,000 to US$170,000, and at today's rate all of them understate the cost.

Does the visa give me permanent residency?

No. The M – Inversionista is temporary, valid up to three years and renewable. Time held on it counts toward the Resident (R) visa after five continuous years. The former instant permanent-residency route for investors was eliminated under Resolución 5477.

Can I buy the property jointly with my spouse?

Cancillería's guidance for the property route calls for title held exclusively in the name of the foreign applicant. Joint ownership complicates this route substantially. If both spouses want residency, that structure needs to be planned with an attorney before purchase, not after.

Can I use a company to hold the property?

Not for this route. Property held by a company is a different qualification path — the Visa M – Socio o Propietario, at 100 SMMLV, which concerns your shareholding rather than real estate. The two are frequently confused.

What happens if the minimum wage goes up again next January?

Every threshold rises with it, immediately. Applications and renewals are measured against the SMMLV in force on the filing date. This is why buying with margin above the minimum matters more than most people realise — it's the difference between a routine renewal and a failed one.

Can I leave Colombia while holding this visa?

Yes, but the visa is cancelled after more than 180 continuous days outside the country. Investors who buy and then don't relocate are the usual casualties of this rule.

What do the government fees cost?

Roughly US$52–55 for the study fee, paid at submission and non-refundable regardless of outcome, plus roughly US$230–270 issuance on approval for M-category visas. Budget separately for apostilles, certified translations, the cédula de extranjería (reference cost around COP 280,000), and attorney fees.

How long does it take?

Commonly 5–30 calendar days once Cancillería has the file in study. The variable part is everything before that — apostilles, translations, the purchase itself, and the foreign-investment registration.

Do I need a lawyer?

It's legally possible to file yourself, and some people do. But five of the six common denial causes are created at the purchase and money-transfer stage, before any application exists. That's where counsel earns its cost. We're not attorneys and we don't file — we can introduce you to people who do.

Does buying property make me a Colombian tax resident?

Property ownership by itself doesn't trigger tax residency. Presence does — the standard trigger is 183 days within a rolling 365-day period. For US citizens this interacts with worldwide-income reporting, which is a genuine cross-border planning question. Talk to an accountant who handles both jurisdictions, not just one.

Is the 2026 minimum wage figure settled?

Reporting indicates the 2026 increase has been subject to legal challenge. We've seen no confirmation of a change to the figure of COP 1,750,905, and it's what Cancillería-facing guidance is using. It's a reason to keep margin and to re-verify before filing rather than a reason to wait.
