What this is

I'm Andrew. I live in Medellín full time and run a small group of sites covering property, rentals, and relocation in Colombia. This one covers the investor visa because it's the topic where being wrong is most expensive and where published information is most consistently out of date.

Colombia reprices its visa thresholds every January by decree. Most English-language guides update once, then sit. When the 2026 minimum wage jumped roughly 24% and the peso strengthened at the same time, the published dollar figures became wrong by tens of thousands of dollars — and largely stayed that way.

What I do and don't do

When someone I introduce you to closes business, they may pay me a referral fee. That's the model, and you should know it. It also means I have no reason to steer you toward the expensive route — if the pensionado visa is your answer, I'd rather tell you that and keep your trust than sell you a property you don't need.

How the numbers are maintained

• Every page carries the date its figures were verified
• Peso thresholds come from the current SMMLV decree, restated the week the new one lands each January
• Dollar figures derive from the official TRM, with the rate shown so you can check the math
• Where sources genuinely conflict, that's flagged rather than resolved by guessing
